Worth buying?

Hi, so since I can only post in this section for now I figure this is the place to ask. I have been looking for an evo for a few weeks now and this one popped up a few days ago. It has 104,000 miles and is going for $10,000 but seems to have some problems.
this is the description
"I cant get this car to pass emissions, it needs new egr valve, o2 sensor and also has exhaust leaks but just requires gaskets. Its got new tires, new front brakes. I will not accept any trades, i need to sell asap!"
I see all these problems and think it could be an easy fix or it will be lots of potential problems. With the information provided how much do you guys think it will be to fix through shops, or by myself. Should I just walk away now and save myself the hassle or could this be a potential cheap buy for my first Evolution. Thanks for any possible help I can get.

Take it into a shop or Mitsu dealer and have them look at it. Tell them you want to buy it but are unsure do to the possible extent of the issues.

get it checked out. Gas analyzer would tell you why it doesn't pass emmisions.
HC,NOx,Co, etc...

A good ASE L1 certified tech would be able to tell you...

With patch Force pass, how can you NOT get these cars to pass emissions??? unless the do a visual and see no Cat-converter :/ Which they are almost phased out of doing since it takes to long
