E85 only gas station in new jersey

I do part time consulting work for a Venture Capitalist company, I approached the owner yesterday about building an E85 only gas station in NJ, he doesn't and has no clue about E85.
Do you guys think it will be a great idea? if yes what do I need to say and prove for him to get convinced to do it?
I told him already that there are ruffly 100 mass produced E85 vehicles in production,
E85 greatly improves performance gains in High performance vehicles so he would have that market,
E85 is 10-15% cheaper then regular gas
there are only 2 other gas stations in NJ that sell E85 (the East Orange one is 5 minutes from my office) so he would almost have a Monopoly if the gas station only sells E85.
Help me convince him

yes a year later now, nothing ever happened. I did a small business plan for him, took him to see the East Orange place, the attendant told him that guys come here and buy e85 in drums.
He doesn't think its a good idea
why wouldnt it be a good idea! By all means if someone gets me the resources to get gas for a GREAT price to resell ill open up my own gas station and i will sell E85! It will be in North Jersey though near RT. 46 RT. 23 and RT. 3

well i know im kinda late but i was just looking for e85 stations in jersey near newark because im planning on getting an Evo but uhh yeah i know there is a new gas station that serves e85 in newark liberty international airport

So I was at the airport yesterday & i got the address, its a Gulf Gas station in front of Hertz car rentals less than a mile from Terminal A at Newark International Airport, the address is Lindbergh Rd, Newark, NJ, 07114
