Question Boost leak or not?

Ok, so I have a this boost gauge
http://www.glowshiftdirect.com/Blue-...ost-Gauge.aspx

and my mods are the following..
Full TBE with o2
Full injen piping and intake
AMS intercooler
Solid motor mounts
MBC set at 24 psi
Everything else is stock evo IX

Anyway, I might be having a problem, but I'm not sure. My boost gauge reads fine in boost, I have no problem hitting 24 PSI and holding it in third, BUT my vaccuum reads -12 psi out of boost and -9 at idle. The car feels fine, it pulls hard, but I can't help but see everyone else s boost gauge vac running around the -20's. Ever since I replaced my o2 housing (with a Meagan) it sounds like im shooting air out of somewhere anytime I even tap the gas, but I'm guessing that's because it's much bigger inside and has much better airflow than stock, anyway, didn't wanna rule that out! ANY IDEAS!??

Thanks in advance guys,
