buying a evo delema :( need input

been saving my money scince 03 hopeing 1 day i could buy a evo. now that the time has come and i can put i large downpayment im ready to buy one. last mounth i drove frome MD to PA to go look at and potenally buy a 2003 evo 8 (26,000 miles on it for only $22,500, bone stock in aspen white) a sick deal!! however when i got thier they already sold it. so ive been checking autotrader and car.com every day for the last mounth. today i found a 2006 evo 9 leather interior with 22,000 miles on it for $22,000. sounds like a killer deal but thiers a twist. it has HKS turbo back exaust and a ACT clutch on it. also according to the seller the gears grind when you shift from 4-5. i think the 5 gear syncro is fried. im calling the guy tommorow to take a look at the car and see how bad it is. but to me it seems like ill be buying someones problem and making it mine. what would you do in my situation?

ummm, a for 22k? Thats an amazing deal, but there might be a reason for it being that expensive. As for the 5th gear grind, thats a problem with all evos I think, all 5 speeds at least.
