huge boost leak

when i start boostin my boost gauge climbs really really slow and maxes out at like 5psi. I have the RRM t-28 turbo kit. and idk where the boost leak is comin from. and im also running lean. at around 5 psi my AFR is like 12.5.
any help would b very appreciated.

I know it sounds stupid but have you checked all your fittings ie. Intercooler piping and boost gauge line. How does the car feel? I remember one day my boost gauge line popped off and since it's tee'd into the FPR line it stumbled and I knew right away.

Your wastegate may be the culprit. It may be opening up sooner than it should or be stuck open. As for the running lean part, if you had a boost leak you would be running rich.

Did you actually try switching the wastegate for another one? Crazy idea but could it be the BOV leaking? I have no idea why you are running lean on boost, something else might be going on.

It seems you have two separate problems: running lean and building boost. You need to address them separately. As for the not building boost you may have a faulty boost controller, faulty boost gauge, faulty BOV or faulty wastegate. For the running lean, if you have an FMU it may have died. FMU's are notorious for breaking. What are you using to tune your car?

This may be wrong, but I had the same problem at 5 psi too, I checked everything, but it ended up being the cupling that connects the pipe to the turbo cold side outlet, the side that pushes out the pressurized air, had a leak, small enough to not affect idle, but I mustve ran by it like 5 times while checking, just an idea though, i tightened it and it fixed it

He could have a loose coupler somewhere, but that would cause the engine to run rich because it will be receiving the fuel for the air the MAF calculated, but the air has leaked out before going into the throttle body. Still, like cantcatchme said you should check and re-check every coupler.
