warehouse space in irving, anyone know of any?

hey guys, i'm looking to expand my business i need a 1000-2000 sqft garage/warehouse to work out of in irving as close as possible to valley ranch. i know for sure i can't do anything in the city of dallas because they don't allow automotive out of the warehouse places. city of irving does, therefor city of irving is where i need to be. i'm looking at a place near texas stadium tomorrow, but it seems a bit far away. i was hoping for more north west from there. if anyone know of anything, please let me know!


i'm not going full time yet, and this is more or less because irving code enforcement is on to me for working on cars in my driveway (who would have thought that your only allowed to work on a car in your driveway only 3 days a year). my plan is to keep the long term projects in the warehouse and do the smaller projects in my garage like normal. plus it will give me a little breathing space. if you've been to my garage lately you know what i'm talking about. bad news is i'm reworking my pricing on labor, it will be slightly more expensive to offset the cost of the building. but since i have a 3 week waiting list i think there is more demand then supply so prices need to go up anyway this will also hopefully allow me to pick up some better parts suppliers that demand a "Store front" rather then working out of your garage.

Kevin- craigslist can have some gems but I've found just driving around the areas you're interested in is a better use of time. most business complexes have atleast one suite open...

glad to hear you're expanding out of the house.

yeah, i'm excited about having a real place finally i've looked through craigslist a bunch but haven't found much in the areas i'm looking. i guess i'll just go for a drive then haha

do u have enough to front for a store? i wouldt mind helping with the investment.
also, how much are we talking about raising the labor here....

and are you looking for any help at the new office, like doing phone calls and ordering parts, cleaning, etc? i could be a contract worker for a minimal price...

Kevin, have you looked around to see if any of those office parks along beltline east of Macarthur have space? It's ideally located near your closed-track tuning facility.

oo, maybe you could save up and get a real AWD dyno thad be SWEET!! you should buy a lift first tho.. more productive.. look out buschur and AMS here comes evolution dynamics!

it would be perfect actually! we drove by it not even 10 minutes ago, the places by yukatan volleyball are exactly what i need, but it looks like half the build is taken by a truck tire place, and the other half is a masonry place. then the west side of yukatan is a cement factory which has all the buildings around it.

Ill look around here... the area where I tune my car is full of warehouses, and they are all empty.

Also, between bass pro road and 183 there are a bunch of places just east of the airport....

Why not talk to a realestae agent. Doesn't cost you a penny for finding and leasing it. Only the Owner pays for the service. In any case they may know of places we wouldn't think of and you never know.

well me and lauren actually drove around last night and ended up talking to an awsome guy in carrollton. he gave me a number and ill be looking at another place in lewisville. from google streets it looks perfect but im going to go look in person this weekend. i might have an actually shop by this weekend ! wuuu!

Heck Denver will be working full time, so you better budget for some machine shop equipment... a press (I have a nasty engine mount bushing that's going to need pressed in/out soon )
