It would require fender rolling, even with a 235/40 tire.

And yes, it would be more or less hellaflush.

No it won't be hella flush. Run a 245/40 tire so its not stretched to hell (only a slight stretch). Barely (if any) fender work in the front and some pulling/rolling of the rear and you'll be fine. There are a ton of 18X9.5 +20 offset wheels rolling around this site (me included once upon a time).

so no spacers just some slight rolling and pulling? what size would you recommend? i basically want flush, without spacers and a nice beefy tire for grip and a little bit of comfort.

245's aren't terrible.

My first set of Grids in 18X9.5 I ran without spacers. It was really close to the caliper. The second set I ran a 2mm spacer.

My friends shop did the fender rolling. From what I remember they said that front didn't need to be pulled/rolled that much if at all. The rears required some pulling and rolling but nothing crazy.

245's have a SLIGHT stretch. Nothing crazy.

Im running on 9.5jj +22 te37 with 245/40/18 tires scratch abit only. Fender rolled for the back. Stock at the front. Fender and tires gab is only one finger. It did rub when drive tru hard bump. No rub for normal drive.

What about the xxr 527s? An 18x9.75 in a +20 offset. If I ran a 255 tire it should be the same story. Run the fender mod in the front and a stretch/pull in the rear.
