Help with fitment

Alright, tax return hit. That means it's time for me to blow all of it (and more) on upgrades. So, I drive a 2012 Lancer ES, and below are the modifications I'm thinking about doing:
  • Wheels: 18x8.5 with a +35 or +45 offset depending on what will fit better.
  • Tires: 245/40R18
  • (Possibly) Coilovers: Tein Flex Z with a 1-2 inch drop. Currently the car is about 5 inches off the ground, and I need it to be closer to my size, if you know what I mean.
I'd like to know if these would all fit and if I'd need any other modification such as rolling fenders and whatnot. Any help or ideas are appreciated.
