Strange noises (popping?) when steering at low speed

*gasp* weird noises in an Evo!? Say it ain't so!

But for real this is bothering me and of course the dealership is doing nothing. Generally when steering at very low speed (15kph or slower) there is a grinding/popping noise when I approach full lock. Wheels are torqued properly, and same problem happens with either set of wheels I have (both are stock size, and do not rub. No suspension mods). There is noticeable feedback in the steering wheel when this happens (feels like a gear is popping out or something like that).

Here's a video:
You'll need to turn it up loud.

Generally the noise is CONSIDERABLY louder than what is portrayed here. This problem has existed since I purchased the car brand new, have taken it to the dealer several times without luck as it is not always reproducible on demand. This was a problem when the car was bone stock, but for argument's sake I've listed mods below.

Mods: AMS dp, sri, cbe. Works short shifter and bushings.

Any ideas are greatly appreciated! This, combined with my AWC pump failing (being replaced under warranty thank god) are really making me lose faith in this car.

Worth noting... I've got only 28,000KM on the car.

I get this too. Very unpreducable. Hasn't hurt anything yet though.

Yeah, the "yet" is what worries me. I can live with the noise if I knew wtf it was, but with the nightmare of getting warranty work done as it is I'd rather have it gone if I can.
