FYI if anyone is going to the sjscca event at Bader field on the 13th and planning on staying somewhere sat night this might be a decent deal- I was going to get a hotel for sat night instead of driving down sunday morning. A room was over $300 but my girl friend found a thing on living social for friday and sat at the new taj tower for $224.
Congrats on her moving up this way, SM is going to be a small turnout on the 6th.

besides, most places require a first, last and security deposit (more if you have pets), so depending on the value of the place you're looking at it can be more $ upfront than a % down and closing costs.
the big thing to look at at the end of all this is what will you walk away with. if you're renting you'll walk away with (hopefully) your security deposit and nothing else to show for it. If you bought the house you'll probably walk away with thousands of dollars IF you sell the place when you move. there is always the option of renting and letting your tentants pay the mortgage/build you equity while you live somewhere else.
I've bought and sold a few properties over the last decade or so and I'd always pick purchasing over renting if the stay is going to be for more than a few years. Even with todays market it still makes sense to buy rather than rent.

The way I understand it, if you don't have 20% to put down you have to pay PMI, now. There's almost no getting around it. I do agree it would be better to own than rent, but home ownership can be tough.
