Buy the damn duplex. You'll be better off in the long run. When you refinance, get a non-owner occupied loan so you can move out and have your peeps (tenants) pay off the mortgage. Don't buy a duplex that doesn't cash flow. If you haven't, go read some real estate investment books. And property/tenant management if you're going to be an owner/occupant of a duplex,tri-plex, four-plex.



BTW, I'm 34 and a writer for an ad agency. I also do some real estate investment on the side.

Paid cash for both my GSR and MR and have such high insurance (due to alot of motorcycle tickets and accidents) that i only got liability on the car.

21, $472/month 5 yrs $5000 down on my RS + $165/ month insurance. live at home. night school. work @ #1 packing goods company in the world, Philip Morris (Marlboro). Finance dept. good pay+great benefits+no rent-student loan payments=evo w/ some mods.

damn, i feel kinda bad... all u people with nice jobs and such... i pay 315 a month for the evo @ 4% intrest, insurence is a whopping 500 every 6 months for full comprehensive! (250 deductable no less... gotta love lying to the insurence company!! lol) with 5 points on my record...

and i work as a security guard for a mall... 20 live with my grandfather who i help take care of... his house is paid off and being left to me along with everything else when he passes!! so im kinda set... wouldnt make sense to move out and move right back in, lol..... *sigh*

If you live at home, then stay at home and save your cash until you find out a can't miss prospect. At the worst case you need to be 100% sure what you expect to need to break even. You need to know every single cost of running a business all the way down to how much the toilet paper costs.
