Yeah move to the Downingtown area... You'll be 10min from me, Dan, Josh... (all good reasons to probably look elsewhere).
Seriously though, Downingtown is a great school district, reasonable taxes, and lots of options for homes (new, old, need reno). If you do consider looking out here and you need a name of a realtor, please hit me up.

my brother is a realtor.

thanks for the info. Good to know you guys live in that area- very helpful to have designated drivers when I'm wasted.

Great Valley schools might be a good fit also... Close to 202 for your commute and I think the taxes aren't that bad either depending on where exactly you are.

all that depends on his price range. downingtown is cheaper than anything in montco.

cruising up an down the patp from d-town is painless. hardly any traffic.

it is a % based on house value?
right now i'm still having the tax abatement from philly so my taxes are like $400 a year- i think this is the last year for us.

Damn $400 a year? That's awesome.

When I first moved into our house, the property was over assessed. We were paying like $7k per year in taxes. Appealing to the county resulted in cutting that in half.

I think Grillo tried to do the same thing on his condo iirc.

I've never seen so much praise for Downingtown. Is everyone here smoking that D-Town crack? I always thought Downingtown was kinda ****ty. I know a lot of people my age that are buying places there, but it certainly wouldn't be my first choice.

I was talking the area around the Downingtown exit, like Chester Springs, exton, lionville area. Also what Pete said about Great Valley and 202 isnt bad. But 202 sucks compared to the turnpike depending on the time/traffic pattern.
