Depends on your perseverance. My last evo I bought at auction, but ~1000 miles away from home. I was still at about 10k including fees and shipping.
Cosmetically it was an 8/10 (sticker on hood that left a mark, stone chips on bumper, driver seat one wear spot), mechanically I found one TB coolant hose with a pinhole and the compressor blades damaged in the turbo.
Other than that, all maintenance (fluids, belts, returning aftermarket stuff to stock). Doesn't hurt I made over $1k selling parts off it I didn't want too.

I've had a handful of offers trying to buy it from customers at work, one offered $17k lol.

Good buys don't just happen to show up when you decide to look.... you have to put in the time if you want to catch the steals.

The values aren't going to go down. Why would they? The cars are getting harder to find unless you want someone elses turd. What other car can compare to the EVO that's priced lower? STI's even go for more in most cases.
